The first thing you need when selling your home is a fair value for your property. We hear stories all of the time where people thought they would save money by not using a broker, and ended up being taken advantage of. It is a statistical fact that, generally, sellers net a higher profit on the sale of their property using a qualified broker. Sometimes people use a broker's value, but try to sell property on their own (FSBO). But, some buyers aren't real comfortable with the hassle of dealing with all the paperwork and legalities without a professional involved.

If a buyer does consider buying a FSBO, they generally feel that because the seller doesn't have to pay a commission, they can take that amount off the seller's asking price. In reality, the seller is paying the buyer the commission they would have paid for the deal to be handled by a professional.

In addition, buyers then expect the seller to pay all costs of having the offer and other documents drafted, as well as the closing fees. Not only did the seller pay a commission to someone not qualified to handle their sale professionally, now they have to pay another professional to do so. Sellers many times end up losing money by selling FSBO.
